This year has seen excellent sales momentum across our portfolio, with 10 sites sold, totalling 368 acres and 2,065 plots. Demand for sites in well located sustainable areas remains buoyant.
The largest single site sale of the year was at Straits Mill, a 162 acre site in Braintree, Essex, to Barratt and David Wilson Homes Eastern Counties. The site has outline consent for up to 1,000 new homes including 30% affordable housing, land for a primary school and early years provision, as well as a local retail centre and employment space that can be transformed into offices or industrial units.

Our land team have secured 13 new sites during the year totalling 596 acres and 2,613 plots, adding significantly to our land promotion pipeline. Our land and planning teams continue to use their skills to identify, promote and unlock these opportunities and we remain active in sourcing new sites.
Planning approvals have also been a highlight of the year, with several local level consents achieved following positive engagement with local authorities, stakeholders and communities. In a record week earlier in the year Catesby Estates successfully obtained 4 outline planning consents within one week with two in Kent, one in Oxfordshire and one in Berkshire totalling 444 units.
We have 16 outline applications currently submitted totalling 5,405 plots awaiting determination with a further 38 sites being prepared for submission.
A key achievement of the year is the successful integration of the L&Q Estates employees into the Catesby Estates team. Their expertise, energy, and commitment have been a welcome addition, further strengthening our capabilities and reinforcing our shared ambition to deliver high-quality planning applications.

The 2025/2026 financial year has already got off to a solid start with a 38 plot site sold in Berkshire and a further 3 sites consented totalling 439 plots due to be marketed imminently. A further five sites with 2,850 plots have a resolution to grant and will filter into the sales pipeline.
